What floor care and restoration involves
Floor care and restoration is specialist cleaning and refinishing of hard and soft floors to restore appearance, improve safety and extend floor life. It is delivered as a managed project — surveyed by surface type, condition and traffic level before any treatment is recommended — so the right method is used for the right floor rather than a single approach applied everywhere.
Floors take more punishment than any other surface in a commercial or education building. Dull, scuffed or stained floors make even a well-cleaned space look tired, and poorly maintained hard floors can become slip hazards and degrade faster than they should. Floor care addresses both appearance and safety, and can be delivered as a standalone project or built into a planned maintenance programme.
- Surveyed by surface type, condition and traffic before any treatment
- The right method for the floor, not simply the most intensive option
- Slip risk, segregation and curing time planned into every job
- Standalone project or a planned maintenance programme
- School-holiday and out-of-hours scheduling

Specialist cleaning is planned cleaning work that falls outside daily routine cleaning. Floor care is one part of that — it pairs well with a deep cleaning or reset clean, and for the wider specialist programme see our specialist cleaning hub.
When it's needed
Common problems floor care addresses
Floor care is used when floors need more than routine mopping or vacuuming. The most common situations we are asked to help with are:
Dull & scuffed hard floors
Hard floors that have lost their shine and look tired despite routine cleaning, especially in high-footfall areas.
Worn or patchy finish
Old polish or seal that has become worn, patchy or dull and needs stripping back and refinishing.
Stained or soiled carpet
Carpets that have trapped dirt, odours and staining over time in busy commercial and education environments.
High-footfall wear
Entrances, corridors and reception areas where traffic levels wear floors unevenly and quickly.
Safety floor degradation
Safety flooring that has lost grip or become hard to clean effectively, raising slip risk.
Periodic maintenance gaps
Floors with no planned maintenance programme, leading to avoidable long-term wear and early replacement.
Show all situations we address
Slip risk
Floors where finish, contamination or wear has increased the risk of slips and needs addressing for safety.
Post-use or pre-handover refresh
Floors that need restoration after intensive use, or ahead of a handover, inspection or reopening.
Scope
What floor care covers
The exact scope is agreed in advance from the survey. Floor care and restoration commonly covers:
Typically includes
Survey and scoping
We start with a floor assessment to identify the surface type, current condition, traffic levels and the result you need. From the assessment we recommend the right treatment — which might be a one-off machine scrub and reseal, a regular burnishing schedule, carpet extraction or a full restoration programme — rather than simply the most intensive option.
We confirm timing and access: school holidays, out-of-hours, shutdowns or during normal operation with segregation. The programme is built around the floor and your schedule, with drying and curing time planned in so the floor is safe to return to use.

Methods, safety & quality
Safe methods, equipment and quality
Methods and products are selected for the surface — rotary machines, scrubber-dryers, burnishers and extraction equipment, with pads and products chosen for the floor type and condition. Strip-and-seal work is staged to prepare the surface properly before a new finish is applied and allowed to cure.
Carpet extraction targets embedded dirt and staining with deeper cleaning than routine vacuuming, and anti-slip treatments are selected for wet areas, entrances, kitchens and washrooms where slip risk is the priority.
Machine scrubbing
Scrubber-dryers and rotary machines to remove built-up dirt from hard floors.
Strip & seal
Old finish stripped back, surface prepared and a new seal applied and cured.
Burnishing
Burnishing and spray buffing to lift appearance and maintain shine between deeper treatments.
Carpet extraction
Extraction cleaning to refresh carpet fibres and target staining and heavy-use areas.
